Leasing terms month to month

I am interested in signing my new tenant on a month to month lease for 6 months, sort of like a probationary lease. At the 6 month mark I will inspect the property, and evaluate their payment history to determine if a long term (6months - 1 year) is suitable.

I am considering this option because the tenant is of low acceptance, and I am hoping I can avoid some of the eviction process steps if they are not locked in a lease. Additionally, this is a way to keep myself accountable because, I manage the property myself from out of state.

Has anyone had an experience with this process? If so, how do you word your leasing agreement differently? What are some pros and cons?
