there are some area you can hit 2%, not many not in warzones but it can be done. they may not appreciate as much &, yes, many banks have a minimum # to do a loan. in my area, I'll never achieve 2%, and the way things are going up lately, buy & hold may be on the way out to flipping.

Then you hit mortgage #2 with all of the above, plus the increased cash flow from #1 due to having paid it off, and so the snowball picks up speed.What I like about this is that you don't wind up with so many properties that managing them is a pain in the rear/expensive.

Unfortunately we are switching a LOT of policies from a dear friend (broker of 25 yrs) because of these issues.Local investors have also found that many Ins Co's review your Credit as well, inflating the premiums accordingly.In fact we had one investor couple (BK 7 yrs ago) get hit by NYCM with a $2400 premium for a duplex.???
