My price range is under 325K and I feel the area's I have chosen offer over 33% cash on cash options.  

Hi, I'd like to buy a property in the 110k range (my own cash), refinance out the cash and sell it in a land trust on owner financing, deed held in escrow until fully paid off.The niggle I see is that I think most lenders have a seasoning requirement on the property purchase before you can refi the cash.

I've heard various estimates for closing costs, ranging from 2.5-5% of the property value to the $1500-$2500 that the BP calculator suggests.

HomeAdvisor says the average cost of installing trim is about $1,300 from within a range of $600 to $2,100. 

I feel like I am in that $800-1400 range, but am not really sure.Any advice or help is greatly appreciated.

EV owners have range anxiety when going to more remote type locations.Tesla owners as a demographic would be a good option for a tenant.. 

The HELOC interest rate range is 3.99-4.625 (just an estimate until they run our credit etc).

the ones in the 400-700k range don't seem to cover their own costs, let alone cash flow.

Do you have properties that will get me those returns in the 400k range?
