When calculating cap, and other deal analysis criteria, none of them talks about how to assess the property in terms of its appreciation based on structural quality such as brick exterior versus vinyl.

It would look like a single collateralized loan to the property, where each investor gets a prorated return (and right to the collateral) and still receives a 1099 as a lender.I know I’ll need to work with a lawyer to set up, but I’d appreciate any help to point me in the right direction.

I used to define markets by state but now we do by zip codes and strategy. there's 440 zips in ohio, 7 of which we do business in which are downtown columbus and that is the urban core and urban core adacjent. rents are higher, property values are higher, developer and density friendly, low risk land or infill land, plus fastest appreciation in the market.

Depending on your goals, you may be able to deal with lower (or even negative) cashflow to access greater appreciation/tax deductions.
