I would recommend sticking to one strategy at first before you venture into others.

I'm a big fan of buy and hold strategy.

Buy in a market / area were there has been consistent appreciation over the the last 10 years. 2020-2021 it seems like everywhere appreciated and be discerning of that data. 

I have all the information I need to pull the trigger on my first transaction but I do want to know if anyone knows any ways to get financing for this unique strategy?

the other option i have is build a 3 car garage and out a one bedroom apartment on top that ill rent for about $1500 a month.The garage price would be about 100k to fo but could make 18k a year.The land is $130kWhat do you all think is the better strategy?

I'm mainly interested in the BRRR method and in small multi-family, but all the strategies seem exciting to me, and I may want to try each at some point!

Any alternative strategies?
