Why does she not have a job.I would not accept her unless the ex husband was willing to be a guarantor since her income depends entirely on him paying.If it were me I would be continuing to look for a working applicant that qualified.

That used to be a big deal, now not so much.....There was a long period where that was not really a consideration yet people continued to prefer separated rooms.And to the extent that energy costs continue to rise it is likely to be relevant again (and actually already is for a lot of people).

The best way is probably a quitclaim deed (it might be different in your state, it would be worth asking a lawyer or title company), although I'm not sure exactly what the point of this is.
