I have a couple questions about this scenario:1) Are there creative ways to finance another rental property or properties to fully utilize the 1031 tax benefit even if we are having problems qualifying for financing?

From my research, it seems like it's probably pretty common in DFW area to have tenants do lawn-care, but I'd probably need to cover items like pest control, HVAC check-ups etc.Also I am seeing mortgage rates for investment properties ~ 5.75% to 6%.

For example if it is a three bedroom and they all have reasonably equal rooms and use of the house, you would take 2/3rds of the expenses (mortgage interest, depreciation, repairs, utilities you pay etc) as reductions to rental income on your tax return.

I would turn the bathroom sideways in the corner , get rid of the mud room and utilize all that space for a bigger kitchen (if those aren’t load baring walls)
