She replies quickly to any questions I haveThey offer a tenant turn discount, if the tenant moves out and the property is not rented, they do not charge me while they are finding a tenantI see receipts immediately for any repairs that need doneThey remind me if I have any bills due, Taxes water etc So I never forgetSometimes it is important not only to know what licenses/certifications the company has, how long they have been in business, what kind of reviews they have, but also to know that they truly care about the investment and not just collecting their 10%

Plans vary so check with your administrator on your plan's rules, but common rules are that you pay the loan back over 5 years with interest.

When you account for all the expenses and can still make money then that is what a good deal is.One more bit of feedback, Make sure you have some room by buying for less than its worth. 70% of ARV is most common for cash purchases on buy and hold properties,but you can go a little higher when financing is involved.

@James Wise  and my experience in your market ( well never did a deal in your market) but in those asset class's if you don't get rent.. your in for an eviction and those are not free.. and you will have turn over that will be some kind of money 1 to 2k generally.even good tenants when they leave turn over is at least 700 to 1k.. some will get lucky no doubt but that is what I saw as average for our 350 home portfolio that we owned.
