A guy who lists himself as a private money lender on a different platform happened to reach out to connect with me, and on that platform, I do not speak about my real estate investing.But I thought it was very timely and wanted to have a conversation with him about what he does/requires, because I'm doing research on obtaining a commercial mortgage, or perhaps private money in lieu thereof.

I haven't find a lender that is able to refinance a business that is not under a commercial loan so I am thinking maybe a private investor would do.Similar to RE I was thinking on either an Equity Partner or better off a Private Lender that just lends me the money at a certain interest rate for let's say 5 years, with no stake on the company, of course using the business as a collateral.Does this sound like a crazy idea or is it something people do?

I am in the process of buying a commercial property with one agent (with a signed Buyer Representation Contract), and am also ready to engage in purchasing a second property--closing within a month of each other.
