1099 Financing options

Hi BPers,

I'm looking to get into my first BRRRR withing the next 6 months. I'm 24, 1099 and have only been working (fulltime) for about 1.5 years. Everything I've read is leading me to believe that traditional financing is not going to be an option.

So my question is: What are my options? Does a hard money loan make more sense (they scare me)? Private Lender?

Stated income lenders do not take in to consideration tax returns or verify income

Rates are slightly higher but not as high as HML
