Do not do cash for keys.  

Things like 8% cap rates, and 10-15% cash on cash returns. 

You said cash but then other ways to obtain “cash.”  

Many times the number(s) provided are dissconnected.

Hiring a certified cost segregation specialist can provide additional insight to your situation. 

Try contacting the water department, sometimes they provide "Leak Adjustments"
