You plug in a property's address, and it shows which elementary / middle / high schools are assigned to that property, along with ratings for those schools on a scale of 1 to 10 (10 being the best).

People usually look for somewhere between 1 percent and 2 percent, and that's just to get a rough idea before plugging in all the numbers.

Once you have a firmer grasp on the income side of the equation, the next thing you need to do is plug in a decent (don't over think this for your first one) estimate of what you will have to spend to achieve those rents.

My golden male bit 3 people the  Shepard ONE  and that was someone who walked into my home unannounced dog came to the door like she always does the lady screamed and turned and ran and got bit on the butt.. just that flee chase reaction dogs will have.. and lately with two chiwawa's  both long haired.. the white one Cujo bit numerous people and me all the time..

@Joseph Franco, Craig was just on the BP podcast show #350 and also published a new book on house hacking, but is too modest to give himself a plug :) You should check out both to get more info if you decide house hacking is for you.

It is very reasonable to think the coil could have gotten plugged that quickly.

I would certainly recommend getting plugged in to some of the local Real Estate Investment groups that we have here locally.  

I would use Biggerpockets calculators and plug in the numbers to ensure you have potential deal or not.
