With so many baby boomers retiring and the "governor" on mortgage lending, I predict a good appreciation pace for 7 to 10 yrs.Then, when you see advertising for...100%, 80/20 Hybrid pay option arms with a 650 score and no job....jump off the train and sell all properties, cash out of mutual funds and go rent a freakin palace for 5 yrs, because we'll be headed over a cliff again!

@Ian Ippolito  but one thing is certain you buy off of one of the exchanges and your own your own BABY.. no help No support .. you best know what your doing.. we are turn key all the way through.. again a very narrow niche and as such.our clients are generally all repeat..

I was forwarded emails from the tenant that describes that their clothes are damp in the drawers, calcium deposit on the brick of the fireplace, and the house just overall feeling damp.

We screened a lot of tenants and waited for a great one and really thought we found them for the other side....Younger married couple with a baby, recently discharged from the navy, great rental history, income/employment, credit score, he had two puppies which he paid extra for monthly, they seemed upstanding and silly me had a great feeling about them.

But these companies have such large liabilities that there's no way to actually discard the company and its liabilities quickly enough to snap up the cash.There's been a long-standing theory that at some point the markets would plummet because retiring baby boomers would start spending them money and would need to start pulling cash out of the market.
