In very simple terms, unless your properties cash flow you are speculating, and you need to be prepared in the event that the housing market sees a downturn.

I would suggest you go to local real estate investor meetings, in my experience I have seen young people your age go to the local ones i attend and they are very welcomed and people are excited to educate them.

I've been attending training and studying to be a home inspector since that time.  

I've heard great things about the meetup from some mutual friends who are a member of his group - still need to get my schedule coordinated with the hubby to attend one!

Most wholesalers in Atlanta don't attend the 'showing'.  

I've attended a few seminars, expos and workshops, ( Yes I was bamboozled by one of the "GURU" programs.)

(If anyone has been in the same boat as me please share ideas for saving for multiple events.)
