A SFH with high equity and what appears to be only average cash flow either needs to be sold or refinanced to pull the maximum equity out to reinvest. $1000 rent on a $180K property will never produce true positive cash flow.

Closing costs near $5K2) The bank my father uses for a lot of his properties (US Bank) is pushing me to do a Portfolio loan for this property since it will be a lot easier to accomplish without complications since they would own the loan and not have to jump through Fannie May/Freddie Mac hoops.

The more of the following boxes they check, the more of a red flag it is for me and the less likely I am to accept their request:  - No message with the colleague request- They're from out of my local area (and usually not even the same state)- They appear to have a sales-type job (an indication they may just want to solicit me for something)- They have zero posts in the forums
