PS landlord tenant court is a complete joke. if you have the keys to any vacant apartment in this city you can walk in and just sit down without ever seeing the owner and the owner will have to go through 6 months of court to get you out because the city doesnt want more homeless people so they dump the responsibility on building owners!

There was some questionable electrical that was exposed when we started tearing things apart so we felt that rewiring it would be the best course of action.4) We originally planned to refinish the hardwood in the living room and bedrooms, but after some consideration, have decided to install new flooring throughout the entire house.

@Jose Rueda - I'm not a realtor and definitely no expert, but my dad has over 100 apartment units and his "magic number" is 6% cap rate.  

All that said I'd like to have an apartment complex with more units in one place to make things easier and have more control on the value of the property.

She renovated it with the same lender, who now has about $300k into it, it's worth about $350-$375k.Then two kids and a part-time job, she can't really afford it, she and lender are a little uneasy.
