Actual cashflow vs spreadsheet cashflow are two very different things. 

A big one is cold calling but things like mailers, door knocking, mass emails any sort of direct response marketing is great to find actual deals.

Was actually denied for a commercial because it's stripped to the studs and deemed uninhabitable. 

If you are then who is actually paying all that interest?

Would you have regret when you think of yourself that far in the future that you hadn't purchased five or ten years ago (which is actually now)?
