Lesson learned, good bye.  

Since we are so new, and the market being at the peak levels we are seeing today, we know a crash is coming.. so why leverage? 

Recently it peaked at 21 and now it is back to 17 or so.

In west coast home prices peaked about 15 months ago.

@Jacob Lapp we have seen the stock market tank over the last couple of days, down 29% from its peak.

I was fortunate to shift my "retirement" account at peak share price, when China decided that the best way to combat the virus was to initiate an economical self-destruct.But I was even more fortunate some 2 years earlier when I realized that I would not require that "retirement account" when I retire.How sweet it is!

That being said, we had such a rapid price hike in the last few years, that the prices are still hovering at their peak.

Then, when the big corporations with the deep pockets get in the game, it's good-bye to the small fry, just like with all other agricultural and pharmaceutical products. 

Then it was the 1% rule, then house hack, and now we have hit the peak mania via remote flips.  

The second is when I sold at the peak and rolled it into promissory notes backed by real estate.
