My questions for those with PCB properties near the water:1.

Michigan has no laws about appliances - not to be confused with mechanicals (furance & hot water heater).Your liability depends on what your lease states.Our lease states appliances are supplied for tenant convienence, but we don't have to fix them.Of course, tenants NEVER read their lease and alwasy seem to think they're staying in a hotel and a landlord has to do EVERYTHING for them.So, in realtiy, we fix appliances for good tenants so they stay.

Has anyone obtained a water shut off list from PWSA? 

Baltimore city and county both require rental licenses and rental inspections but they're pretty basic - hot water, smoke alarms, everything works, railings on stairs, etc.

However, afterwards there was one of these super storms and we got water 13 feet above the ground, which was 5 feet of water on the SECOND flood.

Middle River has some pockets with $1M water front homes, and other pockets with <$30k mobile home parks.
