Nobody walks that line perfectly and it is often hard to know where the line is.

You're also an inch away from interference with a federally insured lender in a foreclosure.Actually, I had to walk away from my computer and come down from the ceiling.It seems you are another newbie wholesaler, I don't believe you have enough knowledge to be getting ideas  dealing with foreclosure issues.My advice, stay away from gurus and learn real estate that includes being aware of applicable laws. :) 

I get way more of these properties than any other and I don't want to start walking away from these deals.

Is it worth walking through with my contractor to see how much work needs to be done?  

Seller has no money to add to the deal, so they were hoping to walk away with what they owe, but that is unlikely because the house needs work.First question is, does it need to be listed on the MLS or is that just because an agent is involved?

this is my second 2 lead in my whole lifetime lol, i just left a paper at his door yesterday when i was "walking for dollars" yes walking, wont have my car for a few weeks. but im glad i have something.just checking out how can i approach this and get the best out of it, i would love it to buy and hold but dont know any hard money lenders, what do guys think?
