Hey John Trout - I ran across this video a couple of years ago that explains one of the ideas behind this technique (buying an LLC instead of the property itself):http://youtu.be/0sjLNIEsKKk (he gets into it at approx 3:00)In this case, he's talking about using this technique as more of a substitute for assigning a contract (this comes in handy when lenders get involved and refuse to cooperate with an assignment).For the scenario you're talking about (if the property is already owned) I suppose you could use this same process to save on recording/closing costs and transfer taxes (because there is no new deed being recorded).

The YouTube videos out there will help you a lot.I also use SketchUp for my bathroom designs when I need more detail than what CA can offer.

I couldn't get any funding anywhere and I went to Aurelian's website and listened to some of testimonials videos.  

I will repeat some things concepts for the sake of clarity:1.  

I do have a great Realtor who's helping me through the steps and I have read the forums here, but any advice from the members to help me stay calm would be great (this also will be my first US purchase, and too top that I might not see the house before putting a bid, just going with videos and pictures my realtor is sending me).

@Ross McKenzie Just for clarity, we are buy-and-hold investors and do not wholesale.We have had offers, from third parties, to purchase contracts prior to Close.
