You'll want to be careful about triggering due on sale clauses if you transfer the property from one owner to another. 

I looked into real estate investing in 1999 and even went to some meetings but never pulled the trigger.

I have come across a few good deals but I am struggle as to when the best time to buy is and if I should pull the trigger.

Never pull the trigger on something that requires you to massage the numbers to make it work.

Getting analysis-paralysis haha and just need to pull the trigger on one area so I can really start looking.

I wish I had better news for you but wanted to share and make sure you did your due diligence before pulling the trigger and make sure you had a plan B and plan C if your cleaning people don't show or you've got an issue with the "hot water not working"...
