Has anyone used a white label crowdfunding platform to handle their investor verification, communication, advertising and backend?

I've been exploring the obvious like a new SEO website with blog/newsletters, videos giving investors an update on our projects, advertising on Social Media (FB, IG, etc), attending conferences, being interviewed on podcasts and/or starting my own podcasts....Any other suggestions?

I think your plan of mailings and advertising will boost you in the right direction.

If you live close enough I would suggest a hybrid management solution which I use which is using a company like Evolve for booking and advertising at 10% (plus 2.5% payment processing) and then remote manage with help from exterior video cameras, digital door locks and a trustworthy housekeeping service.  

We monitor listings in the vicinity of our properties (even been known to send folks to look as interested tenants) to track the "value" of our offering in the context of our competition and market demands.If both units are in the same location (or even building), perhaps the 2-bedroom is a better fit for the neighbourhood and clientele or has more appealing decor or layout.If one of the bedrooms in the 3 is small, you could try advertising it as a 2-bed plus office and see if you can get $975   (better than sitting empty).

Also what do you think is the most effective way to market or advertise?

Think of what an ADVANTAGE that would be if I could advertise in my rental ads that on-time rental payments would reflect positively on a tenant's credit score/history. 

Also your long footer at the end of your reply is more of an advertisement like you stated in your reply. 

Up until about a week ago, when I decided to go ahead and sink some money into advertising.  

There is simply nothing to do here for the young, trendy spenders that isn't done better next door.
