I would look at rent price increase and additional income streams from the property (like laundry, parking, more) to improve cash flow rather than a future mortgage paydown/refinance.Just one opinion here...

On the other hand, this might be a great opportunity to have a steady stream of rental income above market value (I could start with a short term lease and see how it goes) and it could provide me the opportunity to work with this guy on other properties as well, resulting in more rental income.

When you consider that then here is what happens...When you follow 2000 some odd you are essentially destroying your stream, making it incomprehensible because you're getting constant updates from 2000 people so you lock yourself out right there from half the benefits of twitter.Step 4 is the worst because you are actively seeking the wrong kind of people.
