Be smart about protecting your credit because in real estate, you can do more to create advantages with credit than in just about any other area.

Thats great advice @Peter Mckernan, you get attached to a home but you have to also make a smart decision, I would rather sell near the top than have it pass and try to sell on the way down.  

@Samuel EddingerIf the pm is taking 10% of the rents plus other fees I hIghly doubt they are going to offer a higher ROI than someone who self manages that IS smart .

It points out that A LOT of people have more money and more smarts than they ever let on.

As a broker, a smart thing to do is to look at the note as if you were going to invest your own money.
