Looking for advice/direction on how to rezone a single family home to multi family.

Your best bet is to start learning as much as you can by reading through the site, books, and anything and everything you can get your hands on.

The hits are bad, no one would put anything relating to this scenario online as marketing.In that case, I can find every single 'hit' on the FNMA LLPA PDF I linked above, so there's no special lender-specific hits at play, but the adjustments are 1.875 v 0.1, that's a HUGE difference!

Single $250,000 gain or married $500,000.  

I am betting there is a lot of people happy to pay $100/$200 to do such, happy to be in a group, to go over the basics like *sole proprietor, LLC or S-corp for landlords, what is best for tax's and why.
