I have a long term tenant who I inherited when I purchased the property he has always called us whenever there was an issue (A/C not working, Broken window, toilet not working etc) Well last night around 8:30 pm we received a call from him that he called a plumber to remove roots from the sewer line and wants us to pay the bill. 

looking back I got a decent deal but it took too long to close and I need to find a team for the long term to accumulate fourplexes or build them.I'm wondering if people involved are just washing their hands if my deal rather than grow from it.Emails from before closing were insane looking back on it.

Alex, I could see lower end and rental properties stay flat or even go lower in the short term until rents find some balance.

If you want to work exclusively with a cost segregation provider, I suggest entering into a contract/strategic partnership with that firm.

@Nate PucelThis will get answered based on the contract you have with the roofer and possibly your insuranceTypically a contractor is not responsible for consequential damages - meaning if they break something they are responsible for that item, not for any lost revenues etc.Now your insurance may have rental loss on it and they could go after the insurance of contractor but that also depends on your type of insuranceSo the answer is : it depends on what the agreements are

I was going to hold the home long term but now the increase would basically eat away at any of my cash flowDoes it still cash flow?

In short, it is going to take investors, brokers and appraisers a lot more consideration and effort to accurately evaluate values and offers.

Most buyers and investors say 'ASAP' so we then ask a follow-up, 'if we agree on terms today, is there anything that would prevent you from signing the contract today'.
