If it is not in by the 5th, there is a $50.00 penalty (penalties have to be "reasonable" in Ohio so it cannot be too high, though law has never defined what is "too high").

I asked if there were any penalties or down payment that would be forfeit if the seller and I were unable to successfully negotiate costs for repairs and whatnot after the offer is accepted.
