I would like to buy a property which has an existing section 8 family tenants, for the only reason that I own and rent the adjacent property to a quiet retired couple who cannot enjoy peacefully their home because of these people.

Having 3 furnaces and 3 hot water tanks would take up most of the room on the ground floor where I had a small one bedroom collecting much less rent if none at all.I would have to replace 3 boilers and 3 hot water tanks when it's time.

They are asking 950K.Gross rents: 100,800Utilities: 3KInsurance: 7KProperty taxes are roughly 10K for each 450K in value.Repair/Maintenance: Don't have figures yet but I'm assuming it'll average out around 10K a year.The lender I am speaking with also requires me to also include an 8% vacancy rate and a 5% management fee whether I have those or not.With an interest rate of 8.15% and 20 year amortization, I can't get close to a 1.2 DSCR until my amount borrowed is down to about 450K.

If I was you and I had access to the VA benefits, I would see a 4 unit property where I'd have my own space and then rent the other 3 units.
