You will become wary of "stamps of approval" from agencies claiming to rate the quality of any investment.

The lease agreement is your protection as a landlord....couple that with tenant screening and due diligence and you eliminate a lot of your problems.

We furnished our personal residence with blinds from them and each window was roughly half the cost for a good, quality blind.

However; in some areas, where there are no comps close by, find another area, as close as possible to the subject neighborhood, with houses of simiar quality, age, lot size, etc. and use those.

Rent to Own Big Screen TV: They all love these so why not collect payments.

But, maybe house quality doesn't matter to renters as much as own baths, garages, storage, etc.Perhaps I shouldn't be including utilities.

Fast forward a few years & after getting my own re license & taking a 24 hour pm class as continuing education for that re license, when looking over the applications the pms are using, I'm recognizing big holes in the screening process, when reading the pm agreements for landlord's, I'm seeing big holes as well - no real responsibility being accepted by the pms, but tons of fees for both me and the tenant & we decided to run our own rentals.
