Ultimately, people come to appreciate the absolute convenience and built-in security of online accounting services. 

Some people will always want their private outdoors.

Moderate security deposits help to absorb cleanup at move out time (renting to families with messy kids/pets can sometimes be more of a mess than students).

The seller assigns the leases to you, credit you for your part of the months rent, as well as the security from the tenant.

The seller wants 9.5% for the seller carryback though, which would gouge our cash on cash returns, so we're pursuing other avenues to acquire it with JV Equity or private money.

Things like not cleaning up fully after working, or not securing wiring fully are things why I say quality is not the best it can be. 

You can generally get the funds out within a day or two after selling the securities. 

Keep it, then raise private capital so I don't have to spend any of my own on RE.
