Seller financing hasn't worked, but seller came off price to $100k (was $125k). 930 sq ft 2br 1ba raised foundation on 1/2 acre - lake Livingston on one end of the street and Trinity River on the other end of the street.How do we move forward to cover $100k mortgage? 

There are so much opportunities out there.

Purchase price: $125,000 Cash invested: $125,000 A while back, I found myself with an intriguing opportunity: a property priced at $125,000 that seemed ripe for investment.

Buyer's agent could/should also negotiate a seller credit that makes the offer $100k, with $3k credit for buyer agent compensation, again resulting in a seller net of $94k.But now buyer has the opportunity to agree with their agent that the rate should be 2%, or a flat fee of $2k, and the buyer then pockets that savings.

There are rental management software programs you can leverage at a fairly reasonable price, which is what I used to get started (I'm still a newbie).

I can't compete with them other than in price.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

I'm in Indianapolis and the mistakes I see remote investors making is not understanding the differences in price points from the coastal markets vs. the midwest.
