Is that real hard wood flooring or is it just a floating floor?

I've always seen wood fastened to concrete with a T-nailer, but lately I've seen furring strips and other wood fastened to concrete with round head nails.

You can easily split the wood open and replace the damaged boards.

On the other hand, a lot of the interior stuff is quite stout, such as the wood floors, trimwork, wood doors, etc. 

On the old vanity if it is that old in age is likely solid wood.

Other then that even some planters are going to add more value then painting unless of course it is wood that shows a need for paint.  

Not many investors running around that neck of the woods so there are some deals to be had, although the slowdown in sales of late have me cautious.

Many good school districts you will need to pay a premium for, likely hurting your cash flow.

I am interested in wholesaling in my neck of the woods in Dallas where we are seeing a lot of flipping activity.  

@Christopher Brainard @Mike Wood the reason for the seller holding a second mortgage of 20k and moving it to another property is to allow me to pull all my cash (and maybe more) out of this deal within 6 months.
