your experience with houses from different decades
On paper, most of the best cash-on-cash returns in my area seem to be from renting SFH's built in the 1930's and 40's, and to a slightly lesser extent with houses from the 50's and 60's.
What are specific maintenance and capex issues you've noticed that seem to always happen with houses from each decade from the 1930's to 2000's?
Do you generally rule out houses built in certain decades or from before a certain year?
Which decade do you feel is in the sweet spot?
I realize there are many variables such as region, weather, previous rehabs, and quality of construction methods originally used on any specific house, but I'm just looking for generalizations and things to watch out for.
