@Larry Turowski , If you need the quick cash, flip but that is not going to get you to financial freedom is my point.

Trust me, the most important thing you can be doing for your financial freedom is to find a full time job.

Just speaking for my own family, it feels very powerful to know that I'm not paying interest to owe other people money. 

That generally means fewer people looking or wanting to move in winter, and it also can mean some bigger price concessions.On the other hand, if the house continues to sit a few more months, you may have better negotiating power with the seller for the same reasons.In my humble opinion, flippers and even many contractors are notorious for underestimating how long it takes to complete a project.
