Hello folks.I am in the Inland Empire of Southern California and as the title states I am looking for a reliable C-47 contractor (general manufactured house contractor) for installing mobile homes inside and outside of mobile home parks, as well as some future rehabs/remodels.

My vision is to acquire a portfolio of high cash-flowing SFR, mobile home parks, and small turnkey multi-family units over the next few years, beginning locally here in the Asheville/Hendersonville NC region, but eventually, I'd love to invest in turnkey properties across the states.

Based on some podcasts from the past I have been listening to, I expected to see cap rates 10-12% and higher since they are more work than a mobile home park and much more than apartments.

Do property management companies manage mobile home parks? 

HI @David Krive, I have never seen a Conventional loan require repairs as part of the appraisal except on mobile homes.
