When you're getting ready to sell a property, investment or otherwise, what does everyone do in regards for having the space professionally cleaned before marketing? 

Figure out what you need to do in order to be comfortable in that space you want to work in.

Most syndications in the value-add space have very little distributed to GP's as the property is stabilized, so a fee up front is the only way a GP might be compensated for the first 2-3 years. 

We currently occupy the business space on the bottom paying $3650/month for about 10 years now.

From what I've seen in the general, wider market associated with real estate is how lucrative it is to be in the contractor space right now. 

The building has a stone foundation that can be accessed from a crawl space that is below the entire lower level unit.
