It's also a good opportunity to meet with your neighbors, extend thanks for them being good members of the community, and share with them some Christmas cheer.As far as the bad neighbors, I haven't ran into this issue, but if I did have bad neighbors, I would probably give them coal or a mafia style dead fish.

@Powell Chee Playing devils advocate here, it's your first property so I don't know how eager I would be to say "leverage yourself to the hilt!"  

I like playing with the calculators, and I'm too lazy to replicate them in excel myself.

It all depends on how you play your cards.I'm 29 and have been involved in real estate since 2009, but only in the past 2 years become really serious about it, thanks in part to bigger pockets.

With all of these factors coming into play.

@John ArendsenGlad you're thinking about diversifying your portfolio and potentially making an equity play at some of the crowdfunding platforms out there.

I've got a lot of private money in play and did my first deal Sub2 with a private loan behind it with none of my own money, but I had almost a year's training before I did it. 

Don't expect to be in an equity position when you buy though, in other words, it's definitely a long term play.
