If you can afford it, I would recommend a Triplex or even a 4 unit; because you are mitigating your risk and likely increasing your cash flow.

He has two 3B 2.5B units rented out for $1,050 and $1,100, and 2B 2B units rented for $975 and $1,000 each month.Based on my experience in my market the 3B 2.5B units should be renting for $1800-2000/mo and the 2B 2B units should go for $1300-1500/mo.Tenants are currently on a month to month lease so raising rents won't be a problem, but how much would you raise it to?

I want as many people as possibly applying so I can pick the best one.List the unit with your minimum requirements.Show the place and reiterate those requirements. 

You'll have to buy a winning unit in a winning location and give it the most wonderful decorations and furnishings.

Tenant 2 on the other side has supposedly been living in her unit for 20 years, and she currently has a roommate.

I am only semi-satisfied with my property manager, and considering taking over the daily management myself but would only want to do that if I have someone good to help me with filling units as they come empty.

We manage 70+ units just a little bit south in Tampa area. 

If the manufacturer delivers a damaged building or if the manufacturer files for bankruptcy you could end up the creek without a paddle.For full disclosure my experience with construction lending on prefab/modular homes is limited to residential 1-4 units so there may be some differences if you are building much larger commercial units
