Since the interest rates are high and rent's wont cover mortgage , i'm ok with paying money every month with hope equity build up and rates going down in future  .

But… you could ask for a bank statement and/or a cellphone bill from say, 3 months after the other residency is supposed to have started.

What are the numbers on if I use $200k and purchase a duplex cash that would rent for $2,000 month(1% rule)?

Heck, most contractors have to build in that profit to be able to pay their own monthly bills. 

Also the cost of construction of Mod to sight built is not much different, the big difference is time, if you are doing an on the lot Mod, it can be done in a month or less if crews are available where as a site built may take 9 months+ to complete.
