Haiyang A. Backyard drainage issue (inappropriately refilled pool)

Good luck on the investigation,, as far as running any type of drainage.. we were cautioned at our property when we put the sump pump discharge hose to the front yard so water would drain into street and go down into the sewer grate.. we were told by city we couldn't do that and they suggested we put in a underground tank reservoir type thing.. basically all we did then was move the discharge hose to further point in back yard.. it was a flip house so we only had one season to deal with the issue.So don't do all the digging work and then find out you can't revert the water to the street and have to yank it all out.. if you do a drain tile type thing to edge of front property line.. water is funny you want to control where it goes but it has a mind of its own sometimes.

I double close all my wholetail deals...closing costs are a little bit more but it is made up in the extra money earned by wholetailing it.Your brokerage may not want you doing an assignement where there would only be 1 closing and 1 HUD and especially if no commissions are going to be paid.If you do double-close you may have to hold the property 60-90 days to get around any possible lender seasoning requirements.

You could sell the land contract for a discount in the marketplace if you had seasoning of six months to 12 months and there's a down payment of 10% or more  There maybe Dodd frank issues as far as "owner occupant seller financing"@Mike Doran

If you refi and there is enough equity and seasoning (usually at least 6 months) then you don't need to put more capital into it to cash out refi and pay off the investor.
