Lessons learned?

Hello fellow bp members,I am currently eager to get my foot in the real estate game and working hard to learn, earn money, and get the ball rolling to house hack.

If your looking to learn the trade and want to find a mentor to guide you, the I would suggest visiting one of the local REI clubs in Spokane or Couer D'Alene.

I don't personally recommend saving for investments, which takes forever, rather learning how to raise capital to acquire investments.

I think learning what to post in a forum is like anything else, its a skill you have  learn through trial and error. 

Additionally, we are open to exploring opportunities in other areas as well.We are particularly interested in:- Learning how to analyze these properties for cash flow potential- Understanding the local market dynamics and trends- Networking with experienced investors who can offer advice and mentorshipWe believe that with the right guidance and connections, we can make informed decisions that will set us on the path to financial independence.

Learning a ton of info doing research about turning our 20 plus year primary residence into a rental property. 

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.

Neither of us has any experience and are trying to learn as much as we can before hopefully getting our first deal this year.

Fractionalized loans are not legal in Oregon without a security document and blessed by corporate securities I learned the hard way on that one :( Having done HUNDREDS of fractionlized loans when i had my Company in Oregon I had no clue U could not do it in Oregon did not even think to check..
