I actually like the suggestion you gave for the second home, I just don't know how I would swing it since we're targeting it as an add the the investment holding company as opposed to a solo purchase for myself. 

I suggest month to month, or having your attorney write in some kind of phrase about the redemption period, in case the previous owner redeems.

I have a W2 job that pays decently, and my other 4 properties do cash flow. 

DSCR uses the rents of the property to qualify you do not need to show personal or business income – it’s great for self-employed, Retired, Fixed Income, New business owner, Realtors, or simply No job at all!

So by preying you mean stopping foreclosures and helping people sell who have no other option that got sick, lost a job, have to sell for another reason?
