I am undeterred, however, and want to become much more involved in RE.

It appears that the property has some relation to a reservation since the Bureau of Indian Affairs is involved, plus it may be that it was purchased on a Contract for Deed, and the deed never got recorded after the property was paid for. 

I love listening to the podcasts, so I have created my account to get more involved, so I wanted to introduce myself.

I like to be as much involved as I can given the circumstances and that is what differences me from other investors this person is used to work with.

There is a big difference in a bird dog fee and a wholesaling fee so make sure you know the difference and the work involved with each.

Can anyone recommend a website where I can purchase motivated sellers leads that are not sold to multiple investors  ?
