This will make commuting more pleasant IMO and more productive, but I can't see people moving further away from major cities and suburbs because of the time factor.

If one is not intimately familiar with how things work they will inevitably overlook things and that can sometimes mean redoing work or opening up already finished work in order to get inspected.

Do that and in time you will get to where you want to be.

Maybe get a rental agreement signed in time for closing.

Also, Instead of just trying to get a P&S contract with the seller and stressing myself to find a buyer to assign It to in time, I'd rather carry a note and actually have rights to the lot so if I choose to keep it and build on it in the near future, then I still have the option to do so.

Sounds like fixing those problems will pay for themselves in time and money. 

In time, no reason you can't achieve your goal of owning a primary residence here.  

Despite being in Washington state only 60 miles north of Seattle, it kinda feels like stepping back in time.

We are good tenants  and so is the other tenant there was no other reason. what choices do we have if we dont find somewhere to buy before we need to movei hear in usa its not easy to evict a tenant but i also dont want stress of courts or what does it entaili dont know if myself and the other tenant can ask nicely for more timewill we have to move and rent elsewhere paying much higher rent until we find somewhere to buywill we manage to buy  in time and everyone will be happy.can anyone give any helpful advice or info  about the choices  we  have please.

I currently invest in Baltimore, but I would be wary of investing there without being intimately familiar with the place - at the very least, you should finding someone there (eg an agent) you can fully trust.
