That's why I would be potentially updating the language regarding who pays utilities.And, to be honest, it would be easier for me if they paid for all utilities (one less thing for me to pay haha), but I think I will take your advice and call around for other properties nearby and see if they include all utilities are not.

It's a clear lease violation, and honestly, I'm thinking of safety, not the extra wear and tear and water usage.Do you think if I were to ask the fire marshal to come in and speak with them about the fire danger of using the electric space heaters it would help?

No special favors, but I think it helped that he knew I could close.By 1) being honest, 2) proving a quality product, and 3) being a responsive landlord, I was able to find tenants quickly through my network.
