One of the "Assignments" the two Mentors gave out was: Find houses in need of repair that also had driveways/walkways that needed to be shoveled (many false leads with the recent 102" of snow;-)We exchanged phone and email information so folks could call the Mentors with the data and we could reach out to find the owners after strategizing on contact approaches.

I know I still have a lot to learn and that is why I'm excited to be a part of BP and to continue to learn and grow from this forum as well as my own trials in the real world.I think there are a lot of good take aways and points from me to learn from in each post and I'm excited to continue diving deeper into BP and to continue to take a bit away from everything I learn and formulate my own beliefs and plans.

So when I’m listening to the bp podcast I hear a lot of investors when speaking about their criteria, will have a certain start year of home that they will only invest in like i May here this person only buy homes 20 years or newer or this person only buys 1980s and up for various strategic reasons.... so for discussion, what’s yours ?

I'd say what I'm looking forward to from a recession is us (investors) as a community coming together and helping each other out to find good deals, strategize as a community, and build up the housing market again (assuming it crashes) so people can live comfortably and have places for their families to grow and get back on their feet, find jobs etc. 

The best way to manage it is the usage of tool which strategically manage the things in the right fashion.

I have green incubator space in Miami and looking to develop a relationship in order to raise capital for development of research centers in the US and strategic locations around the world.

You just need to do the homework to understand the rules and strategize accordingly.  

I tend to be very strategic with the holes.
