Hi Sylvia,I’m seeing vacant lots within HOAs like The Hideout, Indian Rocks, and Lake Wallenpaupack estates that have high margins and researching the area, I found at least a couple similar lots in the same area selling for %200 profit on the low side. 

As you will likely be sued personally at the same time the property is.

What if another tenant is using the same lawnchairs and has an accident?

I have several STRs and some months I'll net $5k on a property and that same property might lose $2500 other months. 

Saint Pete proper (city limits) is a 30 day minimum but as you indicated IRB, Seminole and some others jurisdictions like Largo etc are legal.  20% CoC is tough, but not impossible. 

The cash-out refi necessarily means thousands of dollars in additional expenses - likely setting you back further than you went forward in mortgage pay down during the same time period if refinancing in 1-2 years - but hopefully earning more equity in the meantime (fingers crossed).  

Over the past 5 days, stocks like Rocket Mortgage have soared by +16.47%, and LoanDepot has jumped by +10.26%, thanks to falling interest rates.On the flip side, homebuilder stocks had a bit of a rough time but are starting to bounce back this morning.
