I feel like that won't help build a very good reputation in the community.

Lenders will usually do the same as part of the vetting process for a property.Investors long term in the business that are property owners want to build a solid reputation of above board dealings.

We're exploring different methods of pooling money for group investing in order to maximize access to greater deals - this is the one area that's giving us a little trouble.

@Aaron K.Does the public adjuster have the responsibility to hire a reputable company that isn’t going out of business?

Especially someone who has experience in working with the city on pulling permits, since I've been warned by everyone about their reputation.

As you explore these types of deals, part of your due diligence should be to research the local building departments to ensure the time and costs associated with re-zoning and re-entitiling the property are properly factored into your underwriting.  

It's not like reputable hard money lenders are running some secret racket where you find out nothing was as it seems.
