I have approximately $60000 to invest as a downpayment (plus some extra for the cost needed to purchase).

The idea being that if we're conservative and the actual tax #s are below that, then we can enjoy the extra cash flow. 

So what i’m here for is not to get rich quick, not to find an “out” to my day job but to get myself some extra spending money in something that i’m very interested in, real estate investing.
